We’ve just wrapped up another savvy purchase for one of our investor clients — this time, in the growing family-friendly suburb of Bray Park.

Located at 3 Sunderland Drive, this lowset home ticked a lot of boxes from the outset, but as always, we took nothing at face value. During the building and pest inspection, some old termite damage was identified. Rather than walking away or making assumptions, we went one step further — coordinating an invasive inspection with our trusted builder to assess the full extent of the issue.

This involved cutting into ceilings and cavity spaces to determine whether any structural elements were affected. The verdict? Thankfully, no structural concerns, but it was a smart move that gave us strong leverage.

Thanks to Zoran’s expert eye and negotiation skills, we were able to secure a price adjustment based on these findings — ensuring our client didn’t overpay and was able to retain funds to address the repair items uncovered during the inspection.

The plan post-settlement? A targeted renovation to boost rentability and manufacture equity. Our client will be updating key areas of the home to appeal to tenants, increase yield, and set the property up for solid long-term capital growth.
