In-depth discussion covering budget, finance pre-approval, investment strategy (although it’s a home, it is still an investment), location, property style, purchase entity, and short/medium/long-term goals. We’ll introduce you to trusted specialists in finance, law, and accounting if required.

Service Engagement
Complete Anti-Money Laundering (AML) compliance verification and execute the Office of Fair Trading Form 6 (Appointment of Buyer’s Agent) along with Terms & Conditions, this formally engages our service and authorises us to act on your behalf.

The Search
We’ll begin the property search based on your goals identified in our earlier conversations.

Shortlist & Inspect
Properties are shortlisted and personally inspected. We become your eyes and ears, assessing every detail. For local buyers, we become your wing man at open homes guiding you through the properties and helping you see things through the lens of a buyers agent with nearly 20 years of buying experience.

Property Recommendation
A full written recommendation report on the property of interest including market appraisal, suburb data, photos, flood/easement checks, and value-add feedback.

Under your written authority, we negotiate price and terms to secure the best outcome Or Bid at auction.

Contract Period
Coordinate building, pest, pool, and other inspections; liaise with solicitors and financiers; attempt re-negotiation if inspection issues arise.

Pre-Settlement Inspection & Settlement
Final inspection, then key collection and delivery to your nominated location.
Timeline & Duration
Typically, we expect to see a 4 to 8 week timeframe from engagement to a signed contract.
It is always worth highlighting that for owner-occupiers, this can sometimes take a little longer. While our processes and service always follow our consistent high standards, the search can always be influenced by the client brief and current property market conditions.
Home Buyers Agent Costs
For owner-occupiers that we’re assisting with an upcoming home purchase, we have an engagement fee of $2,500 (inc GST). This fee is paid on engagement and non-refundable.
Once we’ve secured your property, there is a success commission of 2.2% of the original contract price (inc GST).
Commission is payable within 3 business days of the unconditional contract date.
