How we assist buyers like you when a property has been found and it’s decision making time.

Initial Consultation
Discuss the property (or properties) you’ve shortlisted and confirm how we can assist.

Service Engagement
Complete Anti-Money Laundering (AML) compliance verification and execute the Office of Fair Trading Form 6 (Appointment of Buyer’s Agent) along with Terms & Conditions — this formally engages our service and authorises us to act on your behalf.

Property Inspection
Detailed personal inspection of up to 3 nominated properties, either with you present or on your behalf.

Due Diligence Report
Comprehensive written report on each property covering: sales history, suburb and demographic data, rental assessment, inspection photos, flood report, dial-before-you-dig search, and a recommended maximum purchase price based on comparable sales.

Negotiation Strategy
Once you’re ready to proceed, we discuss strategy and begin negotiations with the seller or agent under your written authority.

Pre-Purchase Inspections
Arrange and attend building and pest inspections with a licensed inspector; attempt to re-negotiate if issues arise.

Through to Settlement
Liaise with your solicitors and financiers, carry out the pre-settlement inspection, and follow through to settlement.
Timeline & Duration
Before engaging Hot Property, you should have finance pre-approval or a clear budget, and readiness to proceed to purchase if the property stacks up. We recommend having at least one property already shortlisted and under serious consideration.
Once you’ve engaged our Property Co-Pilot service, thing move quickly once a property is nominated.
Inspection and report completed first, then the purchasing phase begins.
This service arrangement is valid for 3 months or up to 3 properties, whichever comes first.
Property Co-Pilot Costs
Engagement fee:
$2,500 inc GST
(non-refundable, covers up to 3 properties over 3 months)
Success fee:
1.1% of the original contract price inc GST
Success fee payable when the contract becomes unconditional.
